Energy Performance Certificates for Landlords
Since 1st October 2008 landlords in England and Wales offering property for rent are required by law to provide prospective tenants with an Energy Performance Certificate for their property. The certificates must be provided free either when (or before) any written information about the property is provided to prospective tenants, or a viewing is conducted. An EPC is valid for 10 years. We will gladly arrange an EPC inspection and subsequent certificate for any landlord regardless of whether they are using one of our Lettings Agents Packages, or not. Gas Safety Certificates for Landlords
By law, landlords must provide up-to-date gas safety certificates to their tenants. This certificate shows the tenant that appliances have been serviced and the property is gas safe.
The Landlord Gas Safety Record is often referred to as a Gas Safety Certificate or CP12 form. As a landlord, you must have a gas safety check carried out by a Gas Safe registered engineer on all of your properties every year.
Regardless of whether you are using one of our Lettings Agents Packages or not, we can take care of your Gas Certification Requirements, using one of our registered Gas Safe Engineers. The cost may vary dependant upon the size of property and number of gas appliances, but you can rest assured we will help you to fulfil your obligation in this matter competitively and efficiently. Unlike Gas Safety Certification, with tenanted property there is currently no legal requirement for an electrical safety certificate (except in the case of all HMOs). However it is now widely accepted in the letting industry that the only way for Landlords to ensure safety, and to avoid the risk of being accused of neglecting their 'duty of care', is to arrange such an electrical inspection and certificate. We strongly advise this and can, of course, arrange this for you with a qualified electrical engineer. Whilst many Letting Agents claim to have Waiting Tenants to rent your property, we at Fairhomes list the properties we require for the waiting tenants on our register. Therefore, you can easily see whether your property may be suitable for renting with us immediately. Whilst we cannot give any guarantees, the probability of letting via our register is greatly enhanced because we match properties to the majority, if not all, of the tenants specific requirements.
